I am very poor and I rent houses for a living. One of my only good renters called to say that his house was burning down. It started at the neighbors house and then moved to ours causing extensive damage to the roof siding and interior from the firefighters and water. I have no insurance because I couldn’t afford it so I am wondering if the neighbors insurance will cover the damages since it started at his house. We also think it may have been arson and we want to know if this will affect who pays it.

Yes you can file your damages against the neighbors policy. They will have to pay damages whether it’s arson or not. If it is proven to be arson then he will go to jail and you also may be able to file a civil suit against him.

if this is in America, you are free to sue the neighbor for your damages. Of course, if it was arson and he didn’t do it, your suit will likely fail. And his insurance probably has total damage limitations — if his property was heavily damaged, as seems likely, his mortgage lender will get the insurance money first and you’ll have to look to his other assets for cash if you win at all.
which, frankly, i doubt.
after all, you knew how close the buildings are together. you had the opportunity to buy insurance and decided to not do so. your decision, your loss.

learning how it started will determine everything. You have a contractual obligation to provide housing for your tenant and you must meet that obligation. The fire does not change that any more than losing a job would change the tenant’s obligation to you. Your neighbor (or his insurer) is responsible for any damage caused by his negligence, but not for pure accidents.

It’ll probably be covered by your neighbour’s insurance. Depends what their insurance policy says though. You might have to sue your neighbours in order to get the money. If it was arson then it shouldn’t make a lot of difference, although you would be able to sue whoever started the fire.

Hard to say, you need to see if they had insurance. YOu may be out of luck since you had no insurance on the home.
